Multifamily Capital Improvements Contractor in NYC

Dualcore handles capital improvements for New York City multifamily buildings, from major system replacements to the repairs and upgrades that keep a building in good shape. We start by walking the building with you and giving you a budget you can plan around.

Capital Walks and Initial Budgeting

We walk the building with you, note what needs attention, and give you an initial budget that shows what's needed now and what can be planned over the next few years.

Big Projects and Small Fixes

A boiler replacement or a round of repairs, painting, and punch work across the building both get the same team and the same follow-through.

Upgrades That Support the Asset

Capital work that lowers operating costs, keeps residents happy, and holds up when you refinance or sell.

Capital Planning for Multifamily Owners

Most multifamily buildings carry a long list of work. Some of it is major, like an aging boiler, an undersized electrical service, or a roof at the end of its life. A lot of it is smaller: worn hallways, damaged doors, leaks, outdated lighting, and repairs that have piled up over time.

We look at the building as a whole. We figure out what has to happen now, what can wait, and what makes sense to group together, then sequence the work around your budget, your residents, and any apartment renovations you have planned.

We also handle the DOB filings, inspections, and signoffs when the work requires them, so nothing is left open on the building's record.

How We Work

1. We Start With a Capital Walk

3. One Contractor for the Whole Building

2. We Work Around the Heating Season

We walk the building, review open violations and upcoming deadlines, and separate what has to happen now from what can go into a longer capital plan.

3. One Contractor for the Whole Building

2. We Work Around the Heating Season

Boiler and heating work is planned against the calendar, so new systems are commissioned before winter and residents don't lose heat.

3. One Contractor for the Whole Building

Mechanical, electrical, structural, roof, and finish work all run under us, so the work is sequenced in one plan instead of several contractors working around each other.

4. We Own the Filings

5. You See Everything Without Asking

3. One Contractor for the Whole Building

We handle DOB filings, inspections, and signoffs as part of the job, so the work isn't left open on the building's record after the crews leave.

Every project runs in Procore, with Matterport 3D scans before, during, and after, so you have a record of what was done behind the walls and below grade.

129 2nd Avenue, Manhattan

Dualcore modernized the mechanical core of this multifamily property, starting with a full demolition and rebuild of the boiler room, including new equipment pads, slab repair, epoxy flooring, and lighting. The scope included a new high-efficiency boiler serving three interconnected buildings, reconstruction of the failing brick chimney to meet DOB venting and safety standards, and a full electrical service upgrade with individual metering for more than 20 apartments. The system was commissioned ahead of the winter deadline with no interruption to heat service.

Frequently Asked Questions

Please reach us at info@dualcorecm.com if you cannot find an answer to your question.

Anything that maintains or upgrades the building itself. That can mean replacing a major system, or it can mean painting hallways, fixing doors and leaks, and working through a list of repairs. We handle both.

Yes. Most of our capital work happens with residents in place. We schedule shutdowns ahead of time, give notice, and keep entrances and common areas safe.

Yes. We handle permits, inspections, and signoffs as part of the project, and coordinate with your engineer or architect where the work requires one.

As early as you can. Equipment lead times and permits take time, and the work has to be finished before the heating season.

Yes. Many owners pair system upgrades with unit renovations, and running both under one contractor keeps the sequencing simple. See our multifamily value-add page.
