Dualcore builds out office, retail, and medical spaces across New York City for landlords and tenants. From white box and spec suites to full tenant fit-outs, we run the work on a schedule tied to your lease date.
Every buildout has a date it has to hit, whether that's a tenant's move-in or a vacancy you want filled. We plan the work backward from it.
We turn vacant suites for reletting and build out space for incoming tenants, so the work fits whichever side of the lease you're on.
We work around active tenants, building management, and freight schedules with full protection and clean sites.
In a commercial buildout, the schedule is the budget. A space that isn't ready means a tenant who can't open, rent that doesn't start, or a suite that sits vacant another month.
We organize the work around that date. Permits, MEP coordination, inspections, and building management approvals are lined up early, so the job doesn't stall waiting on a signoff or a trade.
We also self-perform demolition, framing, drywall, painting, and finish work. That keeps the schedule in our hands on the scopes that usually slip.
Full office fit-outs and partial renovations, from open plans to private offices and conference rooms.
Storefronts and retail interiors ready for opening, including storefront systems that meet DOB and landmark requirements.
Medical offices and specialty spaces with the MEP coordination and inspections they require.
Landlord work that gets vacant space ready to show and lease.
Fast turnover of vacated suites, with demo, painting, flooring, and repairs, so space goes back on the market quickly.
Electrical, plumbing, HVAC, and fire protection coordinated with your engineers and the building.
DOB filings, inspections, and signoffs handled through closeout.
The schedule starts with your move-in or lease date, then works back through permits, long-lead items, and construction, so you know early whether the date is realistic.
We can walk a space before a lease is signed and give you a budget, so the TI allowance and the real cost of the buildout line up.
We coordinate with building management on access, freight, insurance, and after-hours work, so the job doesn't get held up by house rules.
Our own crews handle demo, framing, drywall, painting, and punch work, so the finish doesn't depend on when a sub can show up.
Every project runs in Procore, with Matterport 3D scans before, during, and after, so landlords, tenants, and brokers can check progress from anywhere.
Dualcore turned over multiple office suites at 747 3rd Avenue to get them ready for immediate reletting. All of the work was self-performed, including demolition of existing flooring and finishes, new paint, wall refinishing, layout adjustments, and corrective work to remove wear. The work was phased around active tenants and building operations, with full protection and cleanup throughout, and delivered landlord-ready space on a tight schedule.

The terms overlap. A buildout usually means building out a space from raw or white box condition. Tenant improvements are the changes made to fit a space to a specific tenant, often paid in part by a TI allowance. We do both.
Both. We turn vacant suites and build spec space for landlords, and we build out space for tenants moving in.
