Dualcore helps owners and investors raise the value of multifamily buildings across New York City. We renovate apartments, upgrade building systems, refresh common areas, and turn over ground-floor retail, all planned around the business plan for the property.
Every scope starts with what the building needs to hit its numbers, whether that's higher rents, lower operating costs, or a stronger asset to sell or refinance.
From unit renovations to new electrical service to white-boxed storefronts, we cover the scopes that move rents and value in a multifamily building.
We renovate empty buildings start to finish, and we phase the work when residents are still in place so the building keeps collecting rent.
A value-add project is only as good as the plan behind it. The scope has to match the rents you're targeting, the budget has to hold up against the underwriting, and the schedule has to line up with leasing and financing.
We start there. We walk the building with you, look at what's driving value, and price the work so you can see what each piece costs and what it returns. Some buildings need full gut renovations, and others need the right systems and finishes in the right units.
We also self-perform finish carpentry, painting, drywall, and punchlist work. That keeps quality and schedule in our hands when it matters most.

Full gut renovations of free-market apartments as they turn over, with new kitchens, baths, flooring, and finishes.
Lobbies, corridors, and apartment entry doors updated so the building shows well to prospective tenants.
New service, new electrical rooms, individual metering, and new panels in renovated apartments.
Split-system HVAC and electric cooking conversions, including roof dunnage for new condensers.
Boiler replacements and mechanical room rebuilds, scheduled so residents keep their heat.
Commercial spaces gutted and white-boxed for re-leasing, including new storefronts and signage cleanup.
Video intercoms and security camera packages that improve how the building runs and rents.
Your budget comes broken out by apartments, common areas, and building systems, not as one lump number. You can see what each piece costs, decide what to do now and what to phase, and check it against your underwriting.
We can walk a building during due diligence and hand you a budget and phasing plan before you're committed. You go into the deal knowing what the renovation costs, instead of finding out after closing.
Apartments, electrical service, boilers, HVAC, roofs, and the facade all run under us. There's no gap between trades waiting on someone else, and there's one team accountable for the schedule.
Our own crews handle finish carpentry, painting, drywall, and punchlist work. The last stretch of a unit turn doesn't depend on when a sub can show up, so finished units get back on the market sooner.
Every project runs in Procore, with drawings, budgets, and progress in one place. Matterport 3D scans before, during, and after the work let you walk the building from anywhere, which helps with lenders, partners, and future buyers too.
Dualcore completed the interior scope of a multi-phase repositioning of this 31-unit building, renovating 26 apartments as free-market units turned over while the building stayed occupied. The work included new electrical service with new panels in every renovated apartment, a gas-to-electric cooking conversion, split-system HVAC, a full roof replacement with steel dunnage for the condensers, renovated corridors and lobby, and a new 2,000+ sq. ft. cellar slab for a new electrical room, trash room, and storage. Facade restoration and Local Law compliance are the final phase.

It depends on the building and the plan. It's often a mix of apartment renovations, electrical and HVAC upgrades, common area improvements, and ground-floor retail work. We scope it to what moves the rents and the value.
Yes. When residents are in place, we phase the work, protect common areas, give notice for noisy work and shutdowns, and keep entrances clean and safe. We also renovate fully vacant buildings.
Either. We can renovate units as they turn over or run a full building or a block of vacant units together.
Yes. We handle electrical service, boilers, HVAC, roofs, and facade and Local Law 11 work, so the whole capital plan can run under one contractor.
It depends on the scope and whether the building is occupied. A handful of unit turns moves quickly, while a full-building program with new electrical service and HVAC runs longer. We'll give you a schedule with the budget so you can plan leasing and financing around it.
